1. 🇵🇾 The home game — San Bernardino, Paraguay
Forty-five minutes from my desk in Asunción, the whole city decamps to “San Ber” every summer — the lake, the sunset asados, padel until the light goes. This one is a 325 m² villa on a 1,053 m² lot: brick-and-glass architecture, a proper parrilla room, and a garden with its own padel court.

2. 🇺🇾 The minimalist — La Pedrera, Uruguay
A clean concrete-and-glass box three blocks from Playa El Barco, on Uruguay’s Rocha coast — the wild, low-rise end of the country’s summer, where Montevideo goes to disappear. Big terrace, parrillero, and nothing about it trying too hard.

3. 🇦🇷 The one in the forest — Cariló, Argentina
Cariló isn’t a beach town with some trees; it’s a planted pine forest with a beach at the edge — sand streets, no streetlights by design, houses you can barely see from the road. This chalet is 112 m² on a 1,001 m² lot: double-height windows, a wood-burning hearth, a deck under the pines. And a bank will finance it — rare down here.

4. 🇦🇷 …and the one that shows off — Cariló, Argentina

5. 🇨🇱 The splurge — Cachagua, Chile

Before you buy
These are seasonal towns. In Cariló and Cachagua, plenty of houses are lived in for eight weeks and shuttered the rest of the year — the rental income is real, but concentrated in December–February. Price the empty months in, not just the peak. And on this coast, deals still close in US dollars, cash.
